§ 30-37. Basement space.

  • No basement space shall be used as a habitable room or dwelling unit unless, in addition to the other provisions of this chapter:
    A. 
    The floor and walls are impervious to leakage of underground and surface runoff water and insulated against dampness.
    B. 
    The minimum aggregate glass area of windows as required under § 30-13 is located entirely above the grade of the ground adjoining such window area.
    C. 
    There are no pipes, ducts or other obstructions less than six feet eight inches above the floor level which interfere with the normal use of the room or area.
